Commercial building washing in Jacksonville, NC
The building itself is the biggest surface on most commercial sites, and the one most easily damaged by the wrong method.

Coastal humidity puts the same green and black growth on commercial buildings that it puts on houses, just at a bigger scale. North-facing walls, areas behind landscaping and anything shaded by a neighboring building go first. Add exhaust staining, rust bleeding from fasteners and the gray film from nearby traffic, and a building can look years older than it is.
Most commercial exteriors should not be pressure washed at all. EIFS and synthetic stucco can be punctured or saturated by a pressure wand, painted block and metal panels can be etched or stripped, and high pressure on old mortar cuts the joints out. We soft wash building faces: a cleaning solution matched to the surface does the work, then a low-pressure rinse carries it away.
Surfaces we clean
Stucco and EIFS, split-face and painted block, brick, tilt-up and precast concrete, metal wall panels, vinyl and fiber cement siding on commercial buildings, and the canopies, soffits and signage attached to them. Where metal panels have faded and chalked, oxidation removal brings the color back instead of just rinsing it.
Height and access
Single- and two-story buildings are usually reached from the ground with extension equipment. Taller buildings may need a lift, which is planned and quoted at the walk-through so there are no surprises on the day.

Building washing questions
Can you pressure wash stucco or EIFS?
Not with high pressure, no. It can damage the surface and push water behind it. EIFS and stucco are soft washed: a surface-safe cleaning solution and a low-pressure rinse.
Can you remove rust streaks from the building?
Usually. Rust running down from fasteners, railings and light fixtures needs a separate rust treatment, which we can apply in the same visit. The streaks will return over time if the source keeps rusting, so we will point that out.
Do you need a lift?
Most one- and two-story buildings can be reached from the ground. Taller buildings may need a lift, which we identify at the walk-through and include in the quote.
