Pressure washing in Newport, NC

Newport sits between the Croatan National Forest and the US-70 corridor, and its properties look more rural than the beach towns a few miles east.

What we see in Newport

Newport lots tend to be larger and more wooded than anything on Bogue Banks. Tall pines and hardwoods shade a lot of homes for most of the day, and shaded vinyl or fiber cement siding goes green on the north and tree-side elevations long before the rest of the house shows it. That is a soft wash job — low pressure and a cleaning solution that kills the growth at the root, so it does not come straight back the following spring.

The other thing we see constantly around Newport is orange staining. A lot of properties here irrigate from a private well, and iron in well water leaves rust-colored bands along the bottom of siding, on foundations, fences and concrete wherever the sprinkler heads reach. Ordinary washing will not touch it. It needs a dedicated rust treatment, which we quote separately so you can see what it adds.

Pine pollen is the third. Every spring it coats screens, porches, cars and siding in a yellow film that holds moisture against the surface. Late spring, once the pollen has dropped, is the best time of year to book a wash in Newport.

Larger properties and outbuildings

Long gravel or concrete driveways, detached garages, metal shops and pole barns are common here. We can clean them in the same visit as the house, and metal buildings that have chalked or oxidized can be brightened with an oxidation removal treatment rather than just rinsed.

If the property has no outside spigot near the work, or the well cannot keep up with the flow, tell us when you book. We bring water when we need to.

What we are usually called for in Newport

  • House washing — Shaded siding and soffits under heavy tree cover, cleaned with a soft wash rather than high pressure.
  • Well-water rust stains — Orange irrigation staining treated off siding, foundations and concrete.
  • Roof cleaning — Black streaking and moss on shingle roofs that sit under pines.
  • Driveways and outbuildings — Long driveways, garage slabs, shops and metal buildings done in the same visit.

Questions

Pressure washing questions from Newport

Can you remove orange rust stains from well water?

Usually, yes. Iron staining from irrigation needs a dedicated rust treatment rather than a normal wash. Fresh staining comes off cleanly; very old staining on porous concrete can lighten a lot but may not disappear completely, and we will tell you which you have before we start.

Do you need my water?

We normally use the outside spigot. If the property is on a well that cannot keep up, or there is no spigot near the work, we can bring water. Mention it when you book so it is planned in.

Can you clean a metal shop or barn while you are here?

Yes. Metal outbuildings can be washed in the same visit, and if the paint has chalked or faded we can quote an oxidation treatment that brings the color back instead of just rinsing it.
