What we see in Atlantic Beach
Salt is the main problem on the oceanfront. Wind off the water leaves a dull, slightly gritty film on siding, windows, railings and screens. On its own it just looks tired, but it also holds moisture, feeds mildew on the shaded sides and speeds up corrosion on aluminum and steel railings, fasteners and light fixtures. A regular rinse and soft wash keeps it from building up into something that actually damages the building.
Sand is the second. It collects on stairs, landings, decks and parking areas under raised homes, and it grinds into the surface every time someone walks on it. We blow and rinse it out before cleaning so we are not dragging grit across the surface.
Much of the housing here is short-term rental, which shapes how we schedule. Summer weeks are booked solid and changeovers are tight, so most owners and rental managers book us in the shoulder seasons — spring before the first guests arrive, and fall once the season winds down. When should I book a rental property?
Spring, before the first guests, and again in fall if the property takes a lot of weather. Summer bookings are possible, but we will need to work inside your changeover window, so give us the check-out and check-in times when you get in touch.
Will salt come back after you clean?
Yes, eventually. Oceanfront property collects salt continuously. What cleaning does is stop it from building up into heavy film, mildew and corrosion. Most oceanfront owners clean once a year; the most exposed buildings do better twice.
Do you work with condo associations?
